Answers for questions you may have

Here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.
Q: What is EZ Breezy Home Buyers?

A: We buy houses for cash from homeowners throughout the Tidewater and Hampton Roads area of Virginia that want to sell their homes for a variety of reasons.  And, we do this with no fees or commissions so that the price we offer is the price you get.  We close on your schedule in a little as seven days, and we buy as-is, with no repairs needed and you can leave anything you don’t want to move.  If you are facing foreclosure, have a home you inherited, have a home that needs repairs that you don’t want to complete, are relocating and need to sell quickly, are a landlord and are tired of making repairs between tenants, or for any other reason, we can make you an on the spot, no obligation, fair cash offer for your home and handle everything for you; making the entire process easy and hassle free.

Q: How quickly can you buy my home?

A: We have cash ready to buy your home so we can close as quickly as title work can be completed. Typically this takes about two weeks, but we have closed in a little as seven days when needed. Or, sometimes, a seller needs a flexible closing. For example, maybe someone is searching for a new home and needs to close just before closing on that new home. We can be ready to go and close when you decide.

Q: Do I need to make repairs or clean my house before selling?

A: Absolutely not. In fact, we would prefer that you don’t. Just take what you want and leave the rest. We will take care of removing anything left in the home and handle all repairs.

Q: What types of properties do you buy?
A: We will buy anything that makes sense. Not all properties we see are candidates for a cash sale. Sometimes, there are better options for you to consider. Whether that means listing with a realtor, or one of several other creative solutions.

We are real estate consultants. When we meet with you, we will spend time understanding your circumstances and needs as well as the circumstances with the property itself, and then make recommendations based on your needs and desires. That may include a cash offer, or it may include other options, including listing with a real estate agent. We want to make sure you are informed of options and will assist with whatever option you decide works best.

Q: How do you determine the offer price for my home?

A: There are several factors that determine a cash offer for your home. We use a formula that first considers what the house will sell for on the market after it is renovated to like new condition. We look for comparable properties that were recently sold in the area that are also fully rehabbed so we use the highest selling value possible.

We also estimate the repair cost to achieve a like new renovation, but we work to be as efficient as possible and utilize anything that can be refreshed to save rehab costs. Then we factor in a few other expenses and a profit and come up with the best possible cash offer.

We typically do all of this on the spot so you get a solid cash offer before we leave.

A very detailed explanation of how this process works is available on our How it works page.

Q: Are there any fees or commissions involved?

A: No, there are no fees or commissions. We pay all standard closing costs when we buy your home, and we handle all of the details for the closing making it all fast, easy and hassle free. Since no real estate agents are involved, there are also no commissions. What we offer is what you get. The only exception would be for taxes, liens, judgements, etc that may be due on the property.

Q: Why should I choose EZ Breezy Home Buyers over a traditional real estate agent?

A: There are many reasons that a cash offer could make more sense than selling with an agent. It is smart to look at your options and see what will actually help you best reach your goals with the sale of your house. While you may be able to get a higher “top line” sales price listing with a local Hampton Roads agent, that doesn’t always boil down to more money in your pocket or less headache. Remember, we can discuss this option with you as well to determine what option is best for you.

A more detailed comparison can be seen on our site.

Q: Will you buy my home if I'm facing foreclosure?

A: Absolutely! We can buy your home at any time in the foreclosure process. Foreclosure can be a very stressful and embarrassing thing. We understand! However, time is critical. The quicker you contact us the better able we are to stop foreclosure, reduce fees and penalties created by the foreclosure and hopefully put more money in your pocket. Regardless of what you owe, schedule an appointment or call us at (757)720-7355 right away.

We will discuss your options, including a cash offer, for free with no obligation.

Q: What happens after I submit my property information?

A: We will reach out with a phone call or a text, or both, to discuss your property and get a few additional details. This will help us to do some work before we meet with you and see your home. Whenever possible, we always want to see the home inside and out. We cannot give you our best offer without seeing the home. Offers made over the phone are either way too low as we have to assume the worst on condition and repair costs. Or, some cash buyers will give an artificially high offer only to reduce it once they see the house. We even see cash buyers reduce their offer close to closing after an “inspection” leaving the seller forced to take the lower offer or stop the sale and start all over.

Our offers are real and will make it to closing. This is why we are A+ rated with the BBB and have an excellent google rating. We encourage you to Read our Reviews.

Q: Is there any obligation after I receive an offer?

A: There is never an obligation. Our services are free. We are happy to meet with homeowners and discuss their options. We will arm you with options and help you in any way we can with any option you decide. Even if that means simply answering questions, making a referral, or just wishing you well.

Q: How is selling to EZ Breezy Home Buyers different from selling to other investors?

A: There are many great investors out there. And, there are some that give us all a bad name. We believe that someone wanting or needing to sell their home needs to be able to trust that the company they work with has the highest integrity. We are dedicated to serving the needs of sellers. That is what drives us. Yes, we have to make a fair profit to stay in business, but our guiding principle, our first priority, is serving you, the seller. Profit is the result of what we do, not the reason. It is a subtle difference, but it makes us very different. It is why, at the time of this writing, we have a 5-Star google rating, an A+ rating with the BBB and many happy customer reviews.

Q: What if I have tenants in my property?

A: We work with sellers all of the time who have tenants in the property. We work with many landlords that are ready, for whatever reason, to sell their rental property. Some sellers ask that we allow tenants to remain and we are often able to facilitate that. Regardless, we will do a deep dive with you into the circumstances around your property and the tenant and make recommendations and suggestions on how you can accomplish the sale of the property even if tenant occupied.

Q: How confidential is the process?

A: Completely confidential. We have a very tight acquisitions team so that information shared with us is held by a small number of people committed to maintaining your confidentiality. This is critical since we are asking for as much information as you can provide in order to best serve your needs with the sale of your home.

Q: Can I sell my home if it's in probate or inherited?

A: We talk to many sellers in these situations. In fact, it is one of the top reasons that people look for a cash sale option. In a probate or inherited situation, the last thing you need is one more thing to worry about or have to deal with. Routine maintenance such as lawn care and utilities, repairs requested by a buyer or needed to make it “bankable”, cleaning out debris or clutter to make the property showable, all of these things are a big headache when added to the stress or loss involved with an inherited or probate property. With a cash sale, you get flexibility, dependability, no repairs to worry about and any contents can be left in the home. We take care of everything. We make the whole process easy and fast.

Q: Why do people choose to sell to home buying companies?

A: There are many reasons why someone will choose to sell to a cash home buyer.

  • Vacant/inherited home
  • Home in disrepair
  • Need to relocate suddenly
  • Behind on payments
  • Need a flexible closing
  • Need to sell quickly
  • Tired of being a landlord
  • Owe liens
  • Facing foreclosure
  • Experiencing a divorce
  • Downsized and can’t sell
  • Not habitable

And many more.

Ultimately, cash sellers generally trade price, for convenience or speed. If you have a home in great shape, reasonably updated, with no major repairs needed, and you have plenty of time to sell it, then a traditional listing with a real estate agent is certainly your best option. But, if any of these conditions are not met, a cash sale, or other creative option, may make more sense.

That is why we are Real Estate Consultants. We work with Real Estate agents and a network of investors. In most cases, if we can’t help you directly, we know someone who can. There is no cost or obligation to meet with us and see what all of your options are. Information is power. Let us be your information source so that you can do what is best for you and your family or business when selling a home

Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses in Hampton Roads that meet our purchasing criteria. From there we may do several things with the home including repair the house and resell it to another homeowner or keep it as a rental ourselves.
Q: Do you pay fair prices for properties?
A:  Generally the houses we purchase are below market value (we do this so we can resell it at a profit to another homeowner). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price.  We are not for everyone, but, our no-obligation pricing commitment means that you do not have to move forward with the offer we give… but it’s good to know your options!)

Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… plug all of that into a simple formula and come up with a fair price that works for us and works for you too.
Q: Are there any fees or commissions to work with you?

A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).

In fact, if a professional home buyer ever asks you for any money up front to buy your home, this is likely a Home Buying scam and you should NOT move forward.

Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses.

Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).

Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call or meeting with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… you’ll decide what’s right for you.
