Kirk Smith, again, with EZ Breezy Home Buyers, standing here in beautiful Hampton, Virginia in front of our latest home acquisition. This is a little 3:1 that we just recently purchased and this will be rehabbed and fully renovated. And so, as usual, I want to do a quick walkthrough video so you can see what this home’s all about. And then we’ll do update videos until completion so you can see the rehab process. All right. So let’s see the outside of the home. The outside of the home’s in really good shape, very little work that we need to do out here. The roof is fine, so we’ll leave it. Most of the soffits have been wrapped, so we will touch that up as needed and leave that. The siding’s in good shape. The windows are all nice, everything is wrapped there. So there’s not much to do out here.
The electrical panel is 100 amp, so we will update that to 200 amp, and there’ll be a lot of wiring inside the house, which I’ll show you once we get in there. That chimney me up there is going to have to have a little work done. The brick, some of the brick needs, tuck pointed, and so forth. But it’s a very nice little house on the outside. It’s got a deck here in the back, but it’s a little TLC, but we’ll replacing the rotten wood, paint that up, make it nice. You see the back of the house. And the other side, so really nice little house. We’ll paint the foundation nice, probably contrasting gray color just to freshen it up. Do a little tuck pointing on the porch. The porch tile is a surprising in good condition. You see these porches all over out here. I mean, when these houses were all built, this was the porch everybody had, and sometimes they’re in good shape, sometimes they’re not. This one’s a pretty decent shape, so we’ll save as much as we can.
We take you inside. All right. Here’s the inside of the house. This is where most all the work’s going to be on this house. Our contractor’s already been in here marking things, but as I said, that panel we updated to a 200 amp panel. They’ll be demoing all of the paneling, removing all the carpet. There are some nice hardwood floors in here, but I think rather than refinish those, we are just going to put luxury vinyl plank throughout the entire house. All this paneling will be removed. This closet unit, custom book closet unit, probably quite chic in the day, but that’ll all be pulled out as well. A lot of floor plan modifications to do in this house. I’ll cover those in a moment. This is a wall between the living room and what would be the dining room that is going to be completely removed. This little corner closet, which was added to how the HVAC will also be removed. The HVAC is old, so that’ll be removed. The new air handler will go up in the attic, so we’ll reclaim this space.
This wall, or at least part of it, is going to be removed as well. And then this is the back part of the house where the kitchen will be. Water heater will go and be relocated. This is the back door. And then this is a utility closet or it will be a utility closet. So a stacked wash and dryer will be outfitted there. And the water heater will also be moved in here. And then we may be able to go ahead and put some shelving in here and make part of this pantry for the kitchen as well. Very similar to what’s been done now. And then the bedrooms, the second bedroom, you saw the first one, the second bedroom’s here in the middle of the house. Right here. And then the third bedroom is back here. And here is where the problem comes in. This bedroom is teeny-tiny, practically unusable. There’s just no room. It could be an office, but it really isn’t a bedroom. And the main bath is right here off the kitchen, and it is extremely small. The way it’s configured, there’s just no way to really get in there.
So, we’ll be completely demoing this bathroom and it’s going to be relocated. Where the bathroom is now will be part of the back bedroom, so we can get it back to a normal size. These linen closets right here across from the bathroom will also be taken out. And essentially what we’re going to do is we’re going to remove the closets in this front bedroom. So, that’ll all be demoed out to the back wall, put another wall back in there, and then make this two closets for the two bedrooms on either side and an entry closet over here. So, in other words, we’ll have a door pretty much where this one is, and a half closet over here. And then there’ll be door from the other bedroom on the other side coming into another closet right here. And then there’ll be a wall there. And then we’ll open up the end of this from here, making a little entry closet for coat and so forth. So, that’ll make this much more functional.
And then the closet for this bedroom will be taken out of here. And there’ll be a door here which goes into that closet space that I showed you on the other side. So, that’ll take care of that. Now, what we’ve got to do is take this bathroom and locate it between these two bedrooms. So, essentially there’ll be a five-foot wide bathroom right where I’m standing. I’m standing right in the middle of it pretty much now. So that will push this wall over just past that light switch, which will make this room small, but it is a small home. Putting three bedrooms in a house as small, they’re going to be small bedrooms, so it’ll be about an 8 by 11 bedroom. And then on this side, this wall will be over to about here for the bathroom, and that will make this room. Once that bathroom’s gone, about a 9 by 11 bathroom. And then the front bedroom I believe also will be about 9 by 11.
So that might be the original footprint in the house for all I know. I’m not real sure, but that’s how we’re going to put it back. So what we’re looking at here is going to be a bathroom. This door for the bedroom will be pushed all the way down to the corner. So from out here, the door will be right here for that bedroom. This door will be closed off, and that’s going to give us room for a usable kitchen here. There’s just too many doors in this room to make a real good kitchen. So there’ll be kitchen cabinets and counters here, more than likely sink, dishwasher, corner cabinet, probably a Lazy Susan or something, and then stove here. We’ll cut this wall back. So, right about where that outlet’s at, we’ll cut that wall back, open it up here in the middle, and then we’re going to build this wall out and stick the refrigerator right here. So, you’ll have an entry in the middle coming in with a fridge on the right, stove on the left, and the rest of the kitchen back here.
And then I think we’re going to go ahead between these doors and put a small base cabinet and some uppers, maybe a wine rack or something. Make this a coffee bar or something like that between those two doors, or at least that’s the plan. So it can’t do anything on this wall really beyond that because these windows are so big and go so low, you can’t put a countertop in front of those. But I think that’ll make a nice usable kitchen. So now, you’re going to have a big open living room, dining room, and then a large opening as we can put right here, going into a nice kitchen. And it should make this a very usable space. Three respectable sized bedrooms, a very nice bathroom, and a very usable space. So, that’s the plan. Again, I will bring you updates as we progress.
They’re going to be demoing this here in a few days. And then we’re going to put in… There’s some crawlspace work to do. HVAC will go in, plumbing and electrical. And then we’ll bring the inside crew back in to start finishing things up in here. So we’ll keep you posted, keep watching. You’ll see the updates as they go.
